Soho Yard

West Bar Square/Soho Yard is a transformative new residential development in Sheffield forming part of a wider £300m regeneration scheme. Completed in December 2024, it represents a bold, high-rise approach to modern city living. Designed by 5Plus Architects, the projects required a façade that could meet high standards for aesthetics, performance, and buildability.

Modern Methods of Construction

West Bar showcases our ability to install large-scale, high-performance façades using modern methods of construction/prefabricated façades. Through detailed planning and strong collaboration with Bowmer +Kirkland and Stofix UK, we brought one of Sheffield’s most ambitious residential developments to life.

Caxton Façades role

As Stofix façade installation specialists, we installed 9,700 sqm Stofix ventilated brick slip cladding system. The installation covered both Block A (15 storeys) and Block B (19 storeys), each with its own distinct brick types and bonding patterns.  Our scope involved the full external facade installation of both blocks carefully planned to suit the build sequence and site logistics.

  • Six different brick slip types – Block A (15 storeys): Used a red glazed brick on the ground floor and a red multi brick slip on the floors above.
  • Block B (19 storeys): Featured a blend of grey and brown brick slips to achieve a warm, textured appearance.
  • Three bond patterns.
  • Multiple colour transitions requiring meticulous alignment and sequencing.

Installation approach

The Stofix panelised system was delivered 95% pre-pointed and installed using mechanical lifting equipment, reducing the number of operatives required on site and helping to mitigate risks associated with working at height. Panels were installed in carefully sequenced stages to align with our clients delivery programme.

Located in a busy urban area, the project posed logistical challenges. With limited space for storage and tight delivery windows, we worked closely with Stofix UK and Bowmer + Kirkland to coordinate just-in-time deliveries, avoiding unnecessary material movement and keeping site operations on schedule.

Off-site manufacturing

All panels were pre-manufactured and stored offsite, enabling us to call off exact quantities as needed. This supported efficient installation and reduced congestion in and around the site – especially important given the live roads, narrow access routes and surrounding foot traffic.

Scheduling and delivery

With the help of Stotack, Stofix material tracking system, installation and delivery was sequenced to maintain efficient installation across both towers. Our experience with high-rise builds and offsite systems enabled us to deliver the façade efficiently while maintaining quality and consistency across every elevation.

City centre location

Despite the complexity of the build and the logistical challenges of a tight city centre location, we completed the façade installation in line with Bowmer + Kirkland’s programme. The flexibility of the Stofix system meant we could align our works seamlessly with other trades. Through just-in-time deliveries, detailed scheduling, and strong supply chain coordination, we helped deliver a high-quality façade with minimal disruption to overall site operations.
